Why Nollywood Actress Foluke Daramola should be celebrated

Reason why Actress Foluke Daramola should be Celebrated in Nollywood .

Worthy of note, while exploring the backdrop and legacy of what would now become Nollywood today, is the efforts of actors who film audience and critics now describe as 'Veterans' today. Without diverging into categories, some of those 'Veterans' who have acted in their capacities to shape the Yoruba sector of the film industry include; Hubert Ogunde, Oyin Adejobi, Ifayemi Elebuibon, Duro Ladipo, Grace Adejobi, Ayo Akinwale, Adebayo Salami, Kareem Adepoju, Lere Paimo, Tunde Kelani, Ade Afolayan, Adebayo Faleti, Ebun Oloyede, Tafa Oloyede and a long list of others. .

In the midst of this, the character of Foluke Daramola cannot remain unsung; a popular Nollywood #actor and film producer who is refreshing hope of numerous veteran actors who have made indelible impacts in the industry. Through the combined efforts of Lagos State Government, colleagues, and her foundation, PARA; Foluke is engaging in a door to door outreach to these Thespians thereby sharing food items coupled with financial support to them. .

On her support for Veterans, she explained that "I discovered that many of the generational veteran in my industry are cut off from the activities of acting on our TV screens and are down with one form of health, emotional and economic issues or another, but without any existing concrete social or government platform(s) to help come in to intervene or address this situation. We can not continue to watch some of our aged veterans live in pains. We must not continue to abandon them to their fates. They need all of us now for support and care to live happily again." .

Looking for Real Estate Consultant : Think of Aderonke Akinkuade a property consultant.

Why Use A Property Search Consultant?

Buying a property can be a financially hazardous undertaking.

Not only do you face the risks associated with tying up a considerable chunk of your money in a single asset, but you must also deal with people who aren’t always working in your interest.

Buyers often find themselves losing out in a property transaction, falling victim to incentives that weigh against them.

The underlying problem is this: estate agents work in the interest of the seller, not the buyer.

Estate agents get paid a commission that’s proportional to the final selling price of the house. Thus, the more money they’re able to make their clients, the more money they make themselves.

People who want to purchase a property, therefore, don’t always get impartial advice about the price.

The job of the estate agent (and the seller for that matter) is always to make the property appear more valuable than it really is. Thus, first-time buyers especially can find themselves getting into trouble.

They’re essentially property experts – people who help the buyer determine whether they’re getting a good deal or not. What’s more, their advice is impartial. Unlike estate agents, they give the buyer neutral information about a new house and whether they’ve found a good deal.

Let’s take a more detailed look at why first-time buyers might use a property search agent.

Most buyers (particularly those doing it for the first time), can struggle to determine whether the price of a property reflects the underlying value.

The problem with home prices is that they are unique to each property. No two houses or apartments are ever the same.

Even homes on the same street can vary in price considerably, depending on their condition.

Thus you can’t always compare one property to another and come up with a fair value – you often need to consider multiple factors. It’s a challenge.

They Help You Determine The Real Value Of a Property
Property search consultants, however, have analytical tools that enable them to come up with accurate estimates of what a property is likely worth today.

These instruments take into consideration factors like the location of the property, the condition of the building, and the layout.

The resulting calculation provides a reliable assessment of the value of the home, enabling buyers to go into negotiations with a definite figure in mind.

They Help You Negotiate A Better Price
Knowing the real value of a property is, when you think about it, essential when you’re dealing with estate agents and their clients. If you don’t have a clear notion of how much a house is worth, then you’re going in blind.

First-time buyers often ask property consultants to negotiate on their behalf. The experience of property agents means that they’re usually able to bring the overall cost of the property down by much more than their fees.

Let’s suppose, for instance, that you’re considering purchasing a property that is on the market for #20,000000 and you hire a property consultant to help you get the best deal possible.

The property consultant might be able to bring the price down by 3 per cent.

Property consultant fees are much less than this, so they pay for themselves automatically.

What the maths reveals is a startling fact: practically all buyers are better off paying a property agent to conduct negotiations for them.

While it might seem like an extra expense, it’s a perfect example of a situation where you need to spend money to make money.

They Cut Down On Search Costs
Another reason people use property search consultants is so that they can cut down on search costs.

Looking for a new property is a time-consuming operation, not only do you have to spend time looking in estate agent windows and browsing property listing websites, but you also have to take time out of your day to visit properties too.

If time means money to you, then this is a problem. Every property you visit entails an opportunity costs where you could be doing something else.

Think about it: if you look around thirty properties in your quest to find a new home, that’s dozens of hours that you could have spent doing something else more productive.

Property agents, therefore, enable busy people to whittle down their search, throwing out properties that don’t meet the mark and shortlisting those that do.

All you do is tell the property consultant what you want, and then they do the hard work visiting properties to make sure that they’re up to scratch.

The Role Of Property Search Consultants

So far, we’ve talked about how property search consultants help with matters directly related to property search and negotiation.

But the role of consultants actually extends well beyond this in most cases.

What’s interesting about property consultants is that they’re not just advisors like, say, an accountant, but instead people who do everything that they can to facilitate the home buying process.

Property consultants can organise all aspects of your property search on your behalf, such as sorting out removals, tradespeople, and even services to look after your children and pets during the move.

Most first time buyers are under the impression that the estate agent is there to help them.

What’s more, this is the impression that estate agents themselves like to create.

The only problem is that it’s not true. The estate agent wants to sell their client’s property to get a commission – that’s the name of the game.

A property search consultant, however, is different. With their expert knowledge, they fight your corner and more than pay for their fees by reducing the sale price of the property.

On top of that, they help to take the hassle out of moving house, freeing you up to use your time more productively.

So, even if you are looking for your first or new home.
Or just looking for a property to invest in.
Use my experience and network to your advantage.

ABBA KYARI WAS THE VERY BEST OF US’,PRESIDENT BUHARI SAYS IN TRIBUTE

On the sad occasion of the demise of Abba Kyari, the Chief of Staff, the President has directed on three things.

First, that this tribute (below) be issued in recognition of the enormous sacrifices and contributions made by the deceased to the success of his politics and administration and to the overall development of the nation.

Second, the President wishes to direct strict observance of the social distancing rules as prescribed by the National Center for Disease Control, the Federal Ministry of Health; and other safe hygiene practices as advised by relevant local authorities.

In this regard, the President will not be available for condolence visitors but urges, in place of that prayers be offered for the repose of soul of the departed Chief of Staff.

Third, the President wishes to convey his deep appreciation to foreign leaders and all Nigerians,  from whom a stream of messages have been reaching him over this irreparable loss.

May Allah accept his soul.

Garba Shehu
Senior Special Assistant to the President
(Media & Publicity)
April 18, 2020

The President’s statement:

TO MY FRIEND, MALLAM ABBA KYARI

Mallam Abba Kyari, who died on 17th April, 2020, at the age of 67 from complications caused by the Coronavirus, was a true Nigerian patriot. My loyal friend and compatriot for the last 42 years - and latterly my Chief-of-Staff - he never wavered in his commitment to the betterment of every one of us.

He was only in his twenties when we first met. A diligent student, soon after he was blessed with the opportunity to study abroad - first at Warwick and then law at the University of Cambridge. But there was never any question Abba would bring his first-rate skills and newly acquired world-class knowledge back to Nigeria - which he did - immediately upon graduation.

Whilst possessing the sharpest legal and organisational mind, Abba's true focus was always the development of infrastructure and the assurance of security for the people of this nation he served so faithfully. For he knew that without both in tandem there can never be the development of the respectful society and vibrant economy that all Nigerian citizens deserve.

In political life, Abba never sought elective office for himself. Rather, he set himself against the view and conduct of two generations of Nigeria's political establishment - who saw corruption as an entitlement and its practice a byproduct of possessing political office.

Becoming my Chief of Staff in 2015, he strove quietly and without any interest in publicity or personal gain to implement my agenda.

There are those who said of him that he must be secretive - because he did not have a high public profile. But Abba was the opposite: he simply had no need, nor did he seek, the cheap gratification of the crowd; for him, there was nothing to be found in popular adulation. He secured instead satisfaction and his reward solely and only from the improvement of the governance of this great country.

Working, without fail, seven days each and every week, he acted forcefully as a crucial gatekeeper to the presidency, ensuring no one - whether minister or governor had access beyond another - and that all those representing and serving our country were treated equally.

He made clear in his person and his practice, always, that every Nigerian - regardless of faith, family, fortune or frailty - was heard and treated respectfully and the same.

Mallam Abba Kyari was the very best of us. He was made of the stuff that makes Nigeria great. Rest In Peace, my dearest friend.

To his loving wife and doting family who survive him, I extend my heartfelt sorrow at your loss.
